Director of Building and Facilities Operations (Maintenance)
The Director of Building and Facilities Operations oversees all aspects of the facility's operations including maintenance. This role is also responsible for budget management, scheduling and managing routine maintenance and preventative maintenance, fleet maintenance, execution of capital projects for combined office space, warehouse and commercial kitchen. Regularly inspecting the facility to ensure safety and building cleanliness, maintain the aesthetic appeal of the property, compliance with relevant laws, regulations, and safety standards. The Director of Building and Facilities Operations is essential for maintaining a well-functioning facility that supports business operations while prioritizing safety and compliance.
Key Responsibilities and Essential Functions:
- Implement and maintain the Food Depository Facility Maintenance Plan
- Plan and manage the Facility Department's budget to ensure responsible control over and utilization of Food Depository resources.
- Develop and maintain a maintenance management system to track the preventive and corrective maintenance of all HVAC, MHE, and other major equipment and determine life cycle planning of critical equipment.
- Establish standards and procedures for installation, modification, quality control, testing, operating, inspecting and maintenance of all facility equipment, using engineering principles and safety regulations.
- Ensures preventive maintenance plans in place and followed; responds to internal repair requests with urgency and customer service mindset
- Develops a network of resources to ensure access to repair and maintenance services to meet the needs of all facilities equipment
- Implement a Facilities Plan that includes a regular schedule for cleaning.
- Train and manage assigned staff which includes scheduling and job assignment, coaching and development.
- Performs regular inspections of work areas, grounds, and buildings.
- Ensures inventory management and physical storage of all critical equipment parts to minimize downtime.
- Collaborate closely with the Safety Manager to ensure OHSA & EPA safety requirements are met.
- Maintain the Food Depository building security systems and scheduling and deploying required inspections for fire safety systems and elevators.
- Produces and maintains various facility management reports on the status of preventive maintenance, timely resolution of repair requests, equipment/parts inventory, etc.
- Responsible for the delivery of on- site facilities and utilities maintenance operations, infrastructure management, compliance and facility services and provide support to facilities and utilities projects, energy initiatives, asset management, reliability, and business operations management.
- Assures compliance and adherence to all applicable codes, regulations, governmental agencies, and Food Depository directives.
- Maintains exterior of building to assure appropriate cleanliness and safety standards are met. This includes litter pickup, snow/ice removal, maintaining the landscape, pest control, and other related activities.
- Review utilities consumption and strive to minimize costs.
- Perform other responsibilities as assigned.
Qualifications:
- Bachelor's degree in facilities management, engineering or equivalent combination of experience and education preferred.
- 5-7 years of management and management experience in facilities operations, building maintenance
- Experience in facilities management of warehouse and/or commercial kitchen preferred
- Ability to manage and oversee projects effectively.
- Experienced in budget management
- Strong negotiation skills for contracts and vendor management.
- Understanding of laws and regulations.
- CMMS (Computerized Maintenance Management System) experience
- BAS System experience (i.e., Siemens, Johnson Metasys or Trane Tracer preferred
